Before your hot water heater starts presenting a problem and/or is reaching that 10 years, plus mark from installation, I would strongly consider replacing your unit with an energy-efficient model that would meet your family needs for hot water.

All hot water heaters are made of corrosive metal that water will eventually destroy.  They contain anode rods to help prolong the life of the tank.  By draining water off the bottom of the hot water heater, it helps remove the sediments that build up over time.  When sediment builds up, it insulates the heat from the water at the bottom of the tank on oil and gas fired units.  With this build up present the metal between the water and the flame over heats and weakens the unit which will cause failure and possible flooding.

The different types of hot water heaters are designed for different applications. Electric hot water heaters are used where you do not want combustion or in the case of having no chimney. Gas fired hot water heaters are used where gas is available due to lower cost to purchase, maintain and run. Oil fired hot water heaters are used when there is no gas but oil. Oil fired hot water heaters have a hire recovery rate for more hot water compared to gas and electric hot water heaters.

If you are starting to see moisture or a little water on the floor near or around the hot water heater, that is a sure sign your hot water heater is on its way out.  And again possibly cause a flood.  Another sign that it’s time to replace your unit is when you notice rust in your water and/or a rotten odor when using hot water.

There are many options out there on the market.  Tank less and traditional styles.  There are four types which are gas fired, oil fired, electric and indirect hot water heaters.  The type you choose would depend on personal preference as well as how much space is available for the installation of your hot water heater.  Most hot water heaters have a six or ten year manufacturer’s warranty.  The life expectancy is around ten years at best.
